From April 2018, all rented domestic and commercial properties in England and Wales must have a minimum energy efficiency rating of E. This new legal standard (MEES) was introduced by the Energy Efficiency (Private Rented Property) Regulations 2015 and originates from the Energy Act 2011.
What does this mean?
It will be unlawful to let a property which breaches the requirement for a minimum E rating, unless there is an applicable exemption. Civil penalties will be set by reference to the property’s rateable value and will be subject to a minimum penalty of £5,000.
