SCP is assisting Grosvenor in achieving their sustainability goals in the following areas:
Strategy Development and Long-Term Planning
- Develop strategies and performance goals to achieve the long term plan to progressively reduce the environmental impact of its buildings, and to provide sustainable communities in which to live
Energy & Carbon
- Reduce energy consumption and carbon emissions year on year, thus reducing the estates contribution to climate change, and also improving overall financial performance
Building Accreditation and Energy Ratings
- Achieve environmental building accreditation by successfully delivering ‘PassivHaus’ and BREEAM ‘Outstanding’ developments
SCP role
Strategies and Long-Term Plan

- Use of GIS tools to identify opportunities and support decisions required by Grosvenor’s Retrofit Program
- Monitoring and data collection of energy consumption of selected properties, before and after thermal retrofit improvements
- Update and maintain Grosvenor’s Carbon Emissions Model
- Develop hedonic regression modeling of their London estate. A hedonic regression model is a revealed preference method of estimating demand or value. It decomposes the item being researched into its constituent characteristics, and obtains estimates of the contributory value of each characteristic
- Advise Grosvenor on Green Deal opportunities to assist them in reaching their long term targets through improved thermal performance. This benefits both Grosvenor and its Tenants
- Evolve the existing sustainable refurbishment toolkit, used by tenants, architects and designers
- Create a strategy for continually improving tenant wellbeing through smart retrofit and close post occupancy monitoring and evaluation
Energy & Carbon
- Create strategies to reduce carbon emissions across their directly managed properties through thermal retrofit improvements to over 150 historic buildings in conservation areas
- Achieve listed building and planning consent and for new retrofit technologies that are sympathetic to the existing fabric. This includes the successful installation of double glazing and external wall insulation in listed buildings
- Achieve planning approval and provide project managerial services for the installation of Renewable Technologies on listed buildings in conservation areas. Between December 2013 and December 2014, SCP facilitated the installation of over 1500 photovoltaic panels throughout Westminster. We advise on solar energy, wind and anaerobic digestion energy strategies
Building Accreditation and Energy Ratings

- Act as architect, project manager and PassivHaus designer to achieve ‘PassivHaus’ and BREEAM ‘Outstanding’ certification (on selected properties)
- Undertake Building Performance Evaluations (BPEs) before and after works in order to ascertain the energy improvements implemented. BPE’s are tailored reports that review the existing energy performance of a building and develops a marginal abatement cost (MAC) curve that compares the cost effectiveness of each thermal improvement by ranking them in order of cost per ton of CO2e saved
- Develop scope of work specifications and prepares planning applications for individual properties so as to achieve energy performance certificate (EPC) ratings of D or higher
